    Market Value Appraisals

    For financing purposes, purchase price allocation, or any other business related need, we have appraised virtually every property type including retail centers, multifamily, industrial, offices, hotels, convenience stores, mobile home parks, subdivisions, ranches, mixed use developments and special purpose properties.

    We have provided FEMA Guideline Valuation Reports and Insurable Replacement Cost Estimates for a multitude of individual clients to present to municipalities and insurance companies. The Replacement Cost Reports adhere to the highest standard and have a high level of detail to be sure the reports exceed expectations.

    When preparing a report for Insurance use, we can calculate the Insurable Replacement Cost or the Reconstruction Cost. Depending on if the property is located in a Flood Zone A or AE, both cost calculations may be needed as the the flood insurance may cover different items from the wind/casualty insurance. We have years of experience using the latest CoreLogic cost estimator tools, as well as cost comparables from ongoing construction projects to compare to.

  • Appraisers evaluating reports


    Where appraisal reports are not required by Federal Law, due to certain transaction or property characteristics, Evaluations are preformed to better understand the collateral risk involved with the loan, according to the Interagency Appraisal and Evaluation Guidelines (IAEG) issued by the FDIC, Federal Reserve, and Comptroller of the Currency, as well as other agencies in December of 2010. While Federal Law allows an Evaluation under the IAEG, some states have not yet recognized these standards and USPAP must also be followed, requiring an Evaluation to be conveyed in an Appraisal Report or Restricted Appraisal Report.
